The house

The current owners have carried out a complete, uncompromising renovation: entirely new services, insulation of walls, floors and ceilings, double glazing, heat-pump heating and thermodynamic hot water. The result is a DPE B energy rating - almost unheard of for a stone house in this region.

The volumes are generous, the atmosphere instantly warm. Exposed beams, limestone walls and fine oak floors compose a whole in which period charm meets resolutely contemporary comfort. On the ground floor, every living room opens directly onto the garden.

Outside

The garden of 3,938 m², wrapping around the house, lends itself to every hour of the day: terraces, lawns and a private pétanque court. The adjoining 290 m² barn, with its impressive timber frame, is the property's signature - ready to become an art studio, a garage or any other conversion project.

Rainwater harvesting and outdoor parking on the grounds or in the barn complete the picture. Attached on one side only and with no overlooking neighbours, the house offers complete privacy.

The barn: room for your plans

Two hundred and ninety square metres adjoining the house, under a handsome timber frame: the barn is the dedicated space for your plans: a B&B - an art studio - a workshop - a reception space or extra living quarters - a garage for your car collection - the owners have always seen the exceptional potential of the whole in it.

The area

The house is five minutes from Aubeterre-sur-Dronne, officially classified as one of Les Plus Beaux Villages de France (the most beautiful villages of France) since 1993, designated a Petite Cité de Caractère (a village of character) and a Station Verte (nature tourism), and also nominated in 2020 for the title of Village préféré des Français (the French people's favourite village). Aubeterre-sur-Dronne is also famous for its underground monolithic church: with its 20-metre-high vault and mysterious underground necropolis, it is the largest underground church in Europe, officially protected as a Monument Historique since 1912.

Down by the river Dronne, with its landscaped river beach, you are invited to swim, canoe and fish. All around lies the landscape of the South Charente: rolling valleys, cognac and pineau vineyards, sunflower fields, Romanesque churches and local markets - including Ribérac's, 20 minutes from Aubeterre-sur-Dronne. Périgueux, Brantôme, Saint-Émilion, Bordeaux and Cognac all make lovely day trips.
